Spread over three floors (lower ground, ground and first), this fantastic studio and private residence has many character features including exposed brickwork, original Crittall windows, cast iron radiators and a spiral staircase and is generally finished to a very high standard.

The total floor area is around 2000 sq ft, reduced to around 1800 sq ft by the recording studio’s soundproofing.

Share of the freehold by way of 970-year lease.

The building has live/work planning permission, although commercial use is no longer a condition of occupation.

The development is home to an artistic community of many successful and well known artists from various fields such as Newton Faulkner (singer/songwriter), Elizabeth Fritsch (ceramicist), Debbie Bragg (photographer) and Michael Green (painter), as well as arts related businesses such as photography studios, a printer and an art school.

The ground floor is an open plan living space with raised kitchen/dining area. The living area features bespoke shelving and a spiral staircase with cylindrical recess.  The kitchen has granite work surfaces and all built-in Bosch appliances (to remain) including fridge/freezer, washing machine, tumble drier, dishwasher, induction hob, oven and separate microwave/convection oven.

The business name and equipment is available by separate negotiation.

Hall/Toilet – 9’4 x 4’8

The studio is sited directly beneath the living area, but has a separate entrance accessed via the common parts of the building allowing it to be used by visitors without them coming through the residential part of the property.  It has its own toilet and basic drink/snack making facilities, and so can be used entirely separately if/when desired.

The studio is soundproofed to a very high standard – most operations are completely inaudible in the residential part of the property, and even very loud live drums/bass are only barely audible (easily covered by a TV at normal volume).  There have been no noise complaints at all from neighbours in 5 years of operation.  The noise floor in the studio itself is extremely low by use of a machine room, baffled fresh air ducts and low noise air-conditioning.

Original acoustic design and treatment was by Recording Architecture, however this has been substantially supplemented with further treatment in both the control room and live room (especially with tuned membrane-type bass traps) based on extensive measurements.

The control room is built around a pair of soffit mounted Quested VS3208 3-way active monitors supplemented by dual VS1112 active subwoofers.

The control room is connected to the live room, machine room, vocal booth and amp chamber with extensive wiring for audio, MIDI, Ethernet, USB and DVI.  All audio wiring is with Cordial cable and Neutrik connectors.  The studio has separate mains circuits for audio and non-audio equipment.  The audio circuit is fed via a Furman IT Reference 16A balanced power unit which typically lowers the noise floor by around 10dB.

All soundproofing, acoustic treatment, main monitors, built-in wiring, custom furniture/shelving, balanced power and air conditioning to remain.

The Control Room and Live Room both feature natural daylight with canal views.

Heat, Light and Water

The studio’s air conditioning system can also provide heating although this is rarely necessary.  The living area is heated by gas fired traditional radiators, whilst the bedrooms and bathrooms all have electric underfloor heating.

Halogen and LED lighting is used throughout.  All rooms including bathrooms feature dimmers, and the main living area has a programmable Lutron zoned dimming system.

Outsize hot and cold water tanks combined with dual 4 bar pumps give a near limitless supply of high pressure water, which also benefits from a water softener.

Wiring

All bedrooms, living room and the studio are wired to a shared CAT5 network, currently connected to BT Infinity broadband and experiencing around 35Mbps download and 7 Mbps upload.

Communal Sky HD and Freeview service.
