There is also a “hatch” linking the studio to the main home above with a staircase currently in place, so the studio can be accessed from both inside the house and from the garden.
The property is a large Savoyard Farmhouse dating back to around 1840 and has stunning views over the orchard and the valley beyond, as well as the impressive surrounding mountains. Apart from the winter between Dec and Jan, the mountains do not block the direct sun so the property receives uninterrupted sunlight throughout spring summer autumn, from early morning to late evening.
The recording studio is a private and comfortable writing/ production studio comprised of a control room approx 30m2 and similar size live room with stone walls almost 1m deep. Isolation has never been an issue and acoustically it has always just worked. It is self-contained in that it has its own shower & WC. With a door leading from the live room out onto the deck with heated swimming pool and orchard garden it is easy to load instruments & equipment.
Further development opportunity exists for the main barn where approx. 300m2 (3,000 sq ft) of space can be made into either more guest accommodation, a living area or possibly a large live recording area.
Chambres d’Hôtes (B&B):
Each suite has a double bed in its main space, a private shower & WC and a full height mezzanine with 3 single beds and room for more. The front entrance parking can fit 5 vehicles and there is further space down the side of the house leading to the front door of the main dwelling.
Plans have existed to develop the empty half of the barn into a large live recording area, however the current owners are, sadly, having to sell due to family circumstances. Drawings of the proposed development are available upon request. With additional recording space it is possible to conceive of a residential recording studio; the guest suites have been created using just under 50% of the barn space and he irregular shape of the large remaining space rises from 4m to 8m Apex and affords the potential to create either more accommodation, or a large recording room.
The orchard garden is approx. 3,000m2 (32,000 sq ft) and is full of all kinds of fruiting trees & bushes as well as a large vegetable patch in which there is an Aquaponics system.
The property is situated in a typical alpine pasture village in the heart of the Geopark Chablais (UNESCO heritage site) roughly 20mins drive from Morzine in the les Portes de Soleil – one of the largest ski resorts in the world – and Lake Geneva 30mins to the north. The nearest city is Thonon-les-Bains, a great town with every shop you can think of, plus a very pretty old town centre with boutique stores in the narrow old streets. Geneva International Airport is just over an hour away by car and this journey time may be shortened soon if a proposed new link road is constructed.
Montreaux (site of the world famous jazz festival) is just over an hour’s drive from the house. Lausanne, the buzzing Swiss city, is a pleasant 35min by passenger ferry from Thonon. New rail links to the airport from Thonon are also in the planning. Closer to home, the nearest boulangerie is 10mins drive to a nearby (slightly larger) village.
